Renaissance Ops is supporting the redevelopment of the former Englewood Manor site, a long-planned public-private neighborhood investment in southeast Atlanta. The project is led by Atlanta Housing in partnership with private developers and community stakeholders, including national and local partners focused on increasing affordable housing and community amenities near the Atlanta Beltline Southside Trail.

Project Overview

Englewood Multi-family is the second building in Phase I of the larger Englewood redevelopment, a 37-acre master-planned transformation of the former Englewood Manor public housing site in southeast Atlanta. The broader plan includes residential, retail, institutional, and recreational uses, with the site located within two miles of Downtown Atlanta and near the Atlanta BeltLine Southside Trail.

The development is designed as a mixed-income community serving families, with one-, two-, and three-bedroom floor plans reported across the project coverage. It is part of a larger public-private partnership intended to catalyze long-term reinvestment in the neighborhood.

Financing and Partners

Englewood Multi-family closed financing through Berkadia using the FHA/HUD 221(d)(4) program, with a $28.3 million loan securing the project’s senior debt layer. The project was supported by a multi-source capital stack that included public and private financing, tax-exempt bonds, and low-income housing tax credits.

Key project participants included Atlanta Housing, The Benoit Group, the City of Atlanta, Invest Atlanta, Atlanta BeltLine, Walton Construction, Eberly & Associates, Renaissance Ops, Dorchester Management II, and HUD’s Southeast Region.
